A Landlords Guide To Rented Property Flooring

A Landlords Guide To Rented Property Flooring

As a landlord and in order to rent out a property, you need to provide tenants with hardwearing and durable fittings. When it comes to rented property flooring, there are a number of options available on the market designed to suit your needs. Primarily, you're looking at a low-cost solution that won't scratch or dent easily and one that has a long lifespan which is able to withstand multiple tenancies. Our landlord's guide will help identify the best flooring option for you.

Carpet

Carpets are a popular choice for many homeowners. However, as a landlord, you need to consider how easily it can be maintained and how it may wear over time. There are a number of basic felt-backed carpets that don't need additional underlay. The main issues with these are that they are normally of low quality and won't stand the test of time.

Generally, the recommendation is to go for a carpet manufactured with man-made fibres such as polypropylene or nylon. These materials are cost-effective and have good stain-resistant properties. Equally, choose a loop cut which has good shape resistance and can be cleaned with easily every day, store-bought chemicals.

LVT

Luxury Vinyl Tiles (LVT) make up the newest generation of vinyl flooring. They have been designed to blend wooden finishes with the durability of vinyl, making them ideal for areas of high foot traffic. Being so hard-wearing means that LVT is an ideal choice for landlords looking to invest in the quality of a rental property. When laid, they look entirely realistic while benefiting from good moisture resistance too.

Another benefit for landlords is LVT's extended lifespan. Luxury vinyl tiles have a high scratch and scuff resistance, meaning they won't have to be replaced as often as other options out there.

Wood Flooring

If you've got the money and want to invest in the property you're renting out, wood flooring is a brilliant option. It offers good insulation paired with anti-allergenic and resilient properties. When correctly fitted, wood floors are highly resistant to wear and can sit within a room for many years.

If you can afford to, choose solid wood flooring which has a longer lifespan but is typically more expensive. Engineered wood flooring will provide the same benefits but may use less natural wood in the design.

Laminate

When it comes to affordability, laminate is a landlord's best friend. It can be manufactured to look like most floor types while also being highly scratch-resistant. This flooring is easy to clean and maintain making it less of a burden for your new tenants. And, it can be manufactured in a range of thicknesses to suit the usage area.
